Buying a home is probably the largest purchase and most important decision that most people make during their adult life. The best way to reach an informed decision on such a matter is to obtain a professional survey of the property.

Why do I need my own survey?

You can minimise the risks of something being wrong with the property you are about to purchase by asking a qualified surveyor to answer some questions for you on the condition of the building. This should be done BEFORE you legally commit yourself to the purchase and preferably at the earliest stages of your negotiations;

You should try to find out:

  • Is the agreed price reasonable?
  • Are there problems with the building itself?
  • Are there any drawbacks to using the land and buildings as my home?
  • If so, what do I need to do about them?

Undertaking a survey for you is probably the most simple and economic way to avoid unpleasant and costly surprises after moving in. The surveyor’s comments might even help you to renegotiate the price.

The Consumers’ Association and Which? advise that it is advisable and prudent to have your own professional undertake a survey, even if your bank or building society have commissioned a valuation of your intended home. That’s because this report is for the lender’s interest only (namely that the property provides adequate security for the “loan”) and you cannot rely on it to answer the questions which concern your personal interests.
